Jim is the ever dependable “office dad” – always willing to lend a hand, unfailingly high-spirited, and a mentor to all.
Jim joined Group One in 2004, and has since used his more-than-30 years of experience in architecture, multi-family housing, and commercial restaurants to shepherd projects through to completion. Jim views each project as an opportunity for creative solutions, and provides design leadership, the assurance of client satisfaction, and technical and communication prowess throughout.
Mr. O'Marah specializes in identifying and executing complex urban real estate development projects with a focus in hotel mixed-use investments having completed and in current development 1,435 hotel rooms in greater Boston with a value in excess of $500MM.
Mr. O’Marah also developed the National Historic Landmark 115 room Ames Hotel in Boston with Normandy Real Estate Partners and Morgans Hotel Group in 2009. Also during this period, he purchased the prime development site in Boston at the Jacob Wirth Restaurant at 45 Stuart Street, secured City of Boston permits for a 30-story tower project at the property and subsequently sold the site to Avalon Bay Communities, Inc. in 2011.
Prior to forming Harbinger Development, Mr. O’Marah was recruited and held the key leadership position at Jones Lang LaSalle Americas (NYSE:JLL) in Boston heading Investment Development activity. During his three year tenure with the publicly traded company, Mr. O’Marah lead the firm to record performance in the Hotel development sector in Boston. Mr. O'Marah also ran the NYC based Morse Diesel Construction Company's Sports Sector successfully negotiating and building some of the nation’s largest professional sports facilities for the NFL, NHL, NBA and MLB with aggregate value exceeding $1B.
Mr. O'Marah is a graduate of Milton Academy and the Rhode Island School of Design. In 1999, Mr. O'Marah established the Kevin F. O'Marah Award endowment at the Boston Architectural College in honor of his late father given to the schools top graduate each year.
Yvette Tetreault is the Project Manager for
CV Properties and is responsible for the administration, management and control of various hotel development projects underway or under contract in the Boston, Providence and St. Louis markets.
Prior to joining CV Properties in May of 2012, Yvette Tetreault was the property manager/office manager for a small real estate company in Boston where she also worked as a sales and rentals agent.
Yvette Tetreault holds a BA in Middle Eastern History from Simmons College and is proficient in English, French and Arabic. Yvette Tetreault is a licensed real estate sales person in the state of Massachusetts.

PROJECT MANAGEMENT CONSULTANT
Lee Karlin has over thirty-three years’ experience managing the development and construction of more than $2.2 billion of projects in the hospitality, corporate, commercial, industrial, institutional and specialty industries. Mr. Karlin has served in roles ranging from Project Superintendent to Project Executive and Senior Vice-President for some of the region’s leading construction and real estate development firms providing oversight and support for project teams on multiple projects from inception until completion.
Mr. Karlin has a BS from the Rochester Institute of Technology and is a licensed NYC Department of Buildings Site Safety Manager.

EXECUTIVE VP DEVELOPMENT
Steve Eustis has more than 37 years’ experience managing the construction of over $3 Billion of large complex projects in the corporate, commercial, institutional, and specialties industries.
He has served as a senior executive for large construction companies including Gilbane Building Company and Skanska USA Building. Most recently he was
a Business Unit Leader for Commodore Builders.
Steve provides strong leadership that focuses on developing high performing teams and successful projects.
He has worked on several significant construction projects including the Miller Brewery in Ohio, the 53 State Street high rise office building in Boston, the new Providence Airport, the Weil Life Science Complex at Cornell University, the State of Massachusetts Data Center in Springfield, MA, the new Terminal A at Logan Airport, and reconstruction of the Cert designed BU Law School building.
